What a renovation mortgage does
A renovation mortgage can include eligible repair or improvement costs in the financing used to buy—or, in some cases, refinance—a home. Funds for the work are generally controlled through an escrow and released as approved work is completed rather than handed to the borrower as unrestricted cash.
This can open possibilities when a home has the right location or layout but needs work. It also adds moving parts that a standard purchase does not have, so the property and project should be screened early.

Income, debts, credit profile, cash, reserves, occupancy, and a monthly payment that remains comfortable.

Detailed scope, licensed contractor where required, bids, permits, timeline, and a reserve for surprises.

A lender that offers the program, understands renovation draws, and can coordinate the appraisal and closing timeline.
What buyers often underestimate
- The contractor and bid may need lender approval before closing.
- The appraisal may use an as-completed value based on the plans and specifications.
- Some improvements are ineligible even when they sound desirable.
- Work must follow program deadlines, inspections, and draw procedures.
- A contingency reserve may be required for unforeseen costs.
- Not every lender offers every renovation product or accepts the same project types.
When to discuss financing
Talk through the financing before falling in love with the property or promising a closing date. A quick screen of the borrower, home, estimated work, and contractor path can show whether a renovation loan deserves a full review—or whether a different property or financing structure would be smarter.
